Porter / Groundskeeper 

Job Summary:
The Porter/Groundskeeper is responsible for maintaining the overall cleanliness, appearance, and curb appeal of the apartment community. This role ensures that both the interior and exterior of the property are consistently clean, detailed, and welcoming for residents, prospects, and guests.

Key Responsibilities:

• Maintain cleanliness of all common areas including leasing office, clubhouse, fitness center, hallways, breezeways, laundry rooms, and restrooms
• Perform daily exterior building cleaning, including breezeways, stairwells, entryways, and high-traffic areas
• Complete weekly exterior building detailing, such as wiping down railings, doors, light fixtures, signage, and removing cobwebs and buildup
• Pick up trash and debris throughout the property, including parking lots, sidewalks, and landscaped areas
• Empty trash receptacles and ensure proper disposal of waste and recycling
• Perform routine groundskeeping duties such as sweeping, blowing, and general upkeep of walkways and common spaces
• Maintain pool areas, pet stations, and amenity spaces to ensure cleanliness and safety standards
• Assist with apartment turns, including trash-outs and light cleaning as needed
• Report any maintenance concerns, safety hazards, or property damage to management promptly
• Support maintenance team with minor tasks as directed
• Help prepare the community for inspections and resident events
• Ensure compliance with company policies, safety standards, and local regulations

Qualifications:

• High school diploma or equivalent preferred
• Previous experience in groundskeeping, janitorial, or multifamily property maintenance is a plus
• Ability to work outdoors in various weather conditions
• Strong attention to detail with an emphasis on exterior presentation and cleanliness
• Ability to lift up to 50 lbs and perform physical tasks (bending, walking, standing for extended periods)
• Reliable, punctual, and able to work independently or as part of a team
• Basic communication skills and a customer service mindset

Work Environment:

• Primarily outdoor work with regular interior responsibilities
• Fast-paced, resident-focused environment
• May require weekend or holiday availability
